Sheet-metal roofing work in Bratislava
For an ordinary house in Bratislava, sheet-metal roofing work is no different from anywhere else. The difference comes in the historic centre – Bratislava has a heritage reserve, and there even replacing a gutter or changing the colour of the metal needs a decision from the monuments board.

The Bratislava heritage reserve
The Monuments Board of the Slovak Republic (Pamiatkový úrad SR) recalls that the capital was designated a heritage reserve in 1954; the city on the Danube is “crowned” by its four-winged castle, which took its final form under Maria Theresa.

Near Bratislava, Svätý Jur (1990) is also a heritage reserve.
What this means for sheet-metal roofing work
In historic centres, copper, titanium-zinc and painted galvanised steel are commonly found side by side. When replacing anything, the crucial point is that the new material must not sit below existing copper – if a neighbouring house or a tower sheds water from copper onto your roof or into your gutter, galvanised steel, zinc and aluminium do not belong there.
| Situation | What is needed |
|---|---|
| house outside a heritage area, not a monument | covering and flashings can be replaced without notification (Section 18(5)(a)); notification for the exceptions in Section 18(4) |
| house in the heritage reserve, not a monument | before altering the building, a decision from the regional monuments board on the proposal (Section 32(5) of Act No. 49/2002 Coll.) |
| house is a listed cultural monument | a decision from the monuments board on the restoration, and notification of the maintenance to the building authority (Section 18(4)(d)) |
| house in the protective zone of a monument | before altering it, the procedure under Section 32(11) of Act No. 49/2002 Coll. applies |
What to do before ordering work
- Check where the house lies in the register of heritage zones and reserves, or ask the regional monuments board.
- Prepare the proposal – what is changing, in what material, what shape and colour, and photos of the current state. The roofer will help you with the technical description.
- Ask the Bratislava Regional Monuments Board for a decision before you order materials. In its decision the board assesses the proposal from the point of view of protecting heritage values; the conditions in the decision then apply to the roofer.
- Building authority. Bratislava is divided into city districts. Which office acts as the building authority for a particular building is set by the city’s statute – check this at your city district’s local office before submitting a notification.
- Enquiry. In your enquiry, state that the house is in the heritage reserve and attach the conditions from the decision.
Practical tips for historic houses
- With titanium-zinc and copper, expect soldered joints – not every firm has experience with them; ask for references from historic buildings.
- When gutters are replaced, the shape (half-round / box) and the downpipe positions are kept unless the decision says otherwise.
- Scaffolding in the narrow streets of the centre may require the use of public space – this is arranged with the city and affects both timing and price.
- Do not combine copper with galvanised steel, zinc or aluminium below it – see the material comparison.

Questions and answers
- Do I need permission to replace gutters in Bratislava?
- Outside a heritage area, usually not – under Section 18(5)(a) of Building Act No. 25/2025 Coll., repairing and replacing a roof covering needs neither a decision on the building plan nor a notification, unless one of the exceptions in Section 18(4) applies. In the heritage reserve, the owner must ask the Bratislava Regional Monuments Board for a decision before altering the building, under Section 32(5) of Act No. 49/2002 Coll.
